Healthcare and Innovation
Representing a once-in-a-generation opportunity to transform healthcare infrastructure in central London, Cavendish Square will deliver a globally iconic, purpose-built healthcare destination at the heart of the internationally renowned Harley Street Health District. Representing a once-in-a-generation opportunity to transform healthcare infrastructure in central London, Cavendish Square will deliver a globally iconic, purpose-built healthcare destination at the heart of the internationally renowned Harley Street Health District.
Designed for the Healthcare Requirements of Tomorrow
Combining visionary architecture, pioneering engineering and state-of-the-art medical infrastructure, the 280,000 sq ft development will establish a new benchmark for specialist healthcare capable of supporting NHS services and the independent sector.
Uniquely situated within a major historic London square, the project transforms a former subterranean car park into the capital’s most ambitious healthcare development.
Responding to the rapidly evolving demands of modern medicine in fields such as oncology, cardiology, ophthalmology and cell and gene therapy, Cavendish Square will provide highly adaptable clinical environments capable of accommodating advanced therapeutics, robotic and minimally invasive surgery, and emerging medical technologies supported by Artificial Intelligence.
The subterranean environment provides optimum accommodation for complex healthcare due to the ability to deliver large floor plates with high floor-to-ceilings, low vibration criteria and the capability to receive heavy loads which are necessary for advanced precision diagnostics, nuclear medicine, hybrid operating theatres and localised data storage.
Designed for the healthcare requirements of tomorrow, the development will provide the infrastructure to support medical innovation for generations to come.

A Globally Iconic Development
Commenced in the spring of 2026 and due to complete in summer 2030, the development delivers four expansive subterranean floors, accessed through three distinctive entrances integrated within the square, providing highly controlled clinical environments designed to meet the complex technical and operational requirements of modern healthcare. With individual floorplates of between 55,000 – 75,000 sq ft, the development offers the rare opportunity to accommodate entire hospital departments on a single level, supporting clinical integration, operational efficiency and exceptional patient care.
Responding sensitively to the unique context of the eighteenth-century London square, surrounded by listed Georgian and Victorian buildings, the architecture combines contemporary design with the character and heritage of its setting. Inspired by the surrounding gardens, the scheme integrates biophilic design with the precision environments required for advanced medical practice, creating an exceptional experience for patients, clinicians and staff.

Pioneering Engineering and Infrastructure for the Future
The transformation of a 432-space underground car park into a sophisticated healthcare destination represents an extraordinary engineering undertaking which is being overseen by Arup Engineers and delivered by main contractors McGee Group.
Retaining and extending a substantial existing subterranean structure beneath a historic London square, the development integrates complex structural, mechanical and medical infrastructure within one of the capital’s most constrained urban environments. Daylight is provided via two large south facing atria and extensive rooflights within the square and gardens delivering natural light to all floors.
Designed with flexibility and future adaptability at its core, Cavendish Square will enable clinical environments to evolve alongside advances in medical technology, including artificial intelligence, advanced diagnostics and precision medicine. With a flexible planning consent supporting a range of healthcare uses, the development is conceived as a multigenerational investment in London’s healthcare infrastructure.

Underpinned by Unique Environmental Credentials
Designed to improve health and environmental outcomes the development delivers cleaner air, increased and resilient bio-diversity, pioneering engineering systems to reduce carbon emissions and a sanctuary of recovery at the heart of the West End.
Permanently closing the 432-space car park and its associated feeder roads reduces private vehicle usage in the West End, encourages use of other sustainable transport modes and locally improves air quality. This is further enhanced by the full refurbishment of the gardens including abundant climate resilient native planting to restore the square to full health.
Beneath the surface the existing structure is extended and engineered to minimise its carbon emissions providing a building lifecycle well in excess of 150 years. Benefiting from the substantial thermal mass of the surrounding ground the buildings heating and cooling demands are reduced. 100% of this demand is met by an on-site Ground Source Heat Pump array made up of eighty 250m deep bore holes harvesting heat from deep in clay and chalk beneath the development. The combination of these measures, a clean grid electrical energy supply and passive design strategies delivers a BREEAM ‘Excellent’ building enabled to be net zero carbon in operation upon occupation.

Restoring a Historic London Square
Alongside the creation of world-class healthcare infrastructure, the development will deliver a significant enhancement to the surrounding public realm.
The scheme will restore and refurbish the historic gardens (established 1717), revive lost entrances and original design features and deliver a substantial increase in accessible public space within the square.
Significantly increasing bio-diversity and climate resilience the gardens will provide distinct areas of planting to both suit their micro-climates and respond to the overarching health and wellbeing character of the development to create what Westminster City Council have identified as the ‘Oasis of Oxford Street’.
The reuse of the existing subterranean structure, together with the sensitive regeneration of the square above, represents an innovative approach to sustainable urban development, combining long-term infrastructure investment with lasting public benefit.

At the Heart of a World-Leading Healthcare District
Anchoring the internationally renowned Harley Street Health District, Cavendish Square will reinforce London’s position as a global centre of excellence for specialist healthcare, medical research and innovation. For centuries, Harley Street and its surrounding institutions have been synonymous with medical excellence, pioneering treatments and internationally recognised clinical expertise.
Cavendish Square represents the next chapter in that evolution, providing the scale, sophistication and adaptability of infrastructure required to attract and support leading healthcare institutions, clinicians and medical technologies from around the world.
Situated moments from Oxford Street, Regent Street and Hanover Square, the development occupies a prime central London location, accessible to more than 12 million people within approximately 60 minutes. Its exceptional connectivity, combined with Harley Street’s established international reputation, positions Cavendish Square to become a landmark destination for both domestic and international healthcare.

A Long-term Partnership with Westminster City Council
Our long-term partnership with Westminster City Council has been fundamental to realising this ambitious vision.
Working collaboratively with the Council and stakeholders across the Harley Street Health District, the development brings together investment in critical healthcare infrastructure, exceptional design, complex engineering and the regeneration of an important historic public space.
Cavendish Square represents a lasting commitment to London’s future as a global leader in healthcare, delivering infrastructure designed not simply for the medicine of today, but for the discoveries, technologies and treatments of generations to come.
